The most expensive square metre in Greater Santo Domingo, and the centre of the Polígono Central. Almost entirely vertical: high-rise towers, corporate offices and mixed-use buildings, with the premium developments giving one apartment to a floor. Winston Churchill, Abraham Lincoln and Gustavo Mejía Ricart run through it, and Acrópolis, Blue Mall and Novo Centro sit within a few minutes. The British Embassy is here, as are the JW Marriott and the InterContinental. Towers are gated with private security as standard.

Laid out in 1959 on the grounds of the old Andrews airport and conceived as a self-sufficient residential quarter, since built upward into luxury towers alongside offices, clinics and retail. It reads as more residential than Piantini: tree-lined avenues, a slower daily rhythm, and Plaza Naco, reported as the first shopping centre in the country, at its heart. Ágora Mall is here. It borders Piantini, Serrallés and La Julia.

Santo Domingo's first garden suburb, laid out in the early twentieth century and running roughly three kilometres. Rebuilt after the San Zenón hurricane of 1930, which gave it the mixture of rationalism, neoclassicism and tropical art déco it is known for, the déco showing chiefly in balconies, cornices and mouldings. It sits between the Zona Colonial and the Malecón, wrapped around the Plaza de la Cultura with the Museo de Arte Moderno and the Teatro Nacional, and the Palacio Nacional at its edge. Its architecture is under real development pressure and is not formally protected, which is worth knowing before buying into it.

No reliable figure. The national new-build survey samples very little construction here, so the published number is not usable. Priced by house rather than by square metre.

The city's address for single-family houses rather than apartments: mansions on wide tree-lined avenues, gardens and pools, alongside a smaller number of newer luxury buildings. Its eastern boundary is the Parque Mirador Sur, and Anacaona and Gregorio Luperón run through it. Security standards here are among the highest in the city. Because so little new construction happens on this stock, it is under-represented in the national new-build survey and no reliable price per square metre exists for it.

Not covered by the national new-build survey. Agent asking prices in mid-2026 ran from approximately US$1,345 to US$1,845 per square metre for new build, materially below the Polígono Central for considerably more space per unit.

Historically the semi-rural edge of the city, and the direction higher-income families moved when they wanted a garden and quiet. Today a composite of Arroyo Hondo Viejo, II and III, Altos, Cerros and Colinas: houses inside private residenciales alongside newer towers, with Avenida de los Próceres as the axis and the Jardín Botánico Nacional on its flank. Consistently named among the safest places to live in the country, on controlled access, low traffic and organised private surveillance.

Zona Colonial

The first city in the Americas

No survey figure. Asking prices for restored properties in mid-2026 ranged widely, from roughly US$185,000 to over US$1,250,000, driven by condition and street rather than by area.

Founded in 1502 and inscribed by UNESCO in 1990: 106 hectares within the old walls, and the oldest permanent European settlement in the hemisphere. Colonial and republican townhouses and casonas, many converted into boutique hotels and short-let apartments, on streets that include the Catedral Primada, the Alcázar de Colón and Calle Las Damas. The Malecón begins immediately to the west. The resident population has fallen sharply over four decades as the quarter has been given over to visitors, which is both the opportunity and the caution here.

New building continues on the northern side, and unit sizes tend to be more generous per peso than the addresses immediately north.

Not covered by the national new-build survey. Agent asking prices in mid-2026: one-bedroom from approximately US$128,000, two-bedroom from approximately US$202,000, three-bedroom from approximately US$281,000. Asking prices for new and off-plan supply.

Agricultural land until the 1960s, named for the man who owned it, sold off and built upward since. A balance of modern towers and older single-family homes, immediately off Winston Churchill and minutes from Acrópolis, Blue Mall and Multicentro Churchill. It carries the addresses of the central district at entry to mid rather than trophy pricing, which is what makes it interesting.

Absent from every published survey table. Widely perceived as pricing alongside Piantini, though no figure exists to confirm it.

One of the four sectors of the Polígono Central, alongside Piantini, Naco and Ensanche Paraíso, and more a mixed urban core than a purely residential quarter. Apartment towers stand next to corporate headquarters, restaurants, clinics and shopping. Several significant Dominican and international companies keep their head offices here.
