Los Jardines is the professional mid-premium band. Nuevo Renacimiento and La Trinitaria carry entry-tier new-build towers.

Among the highest land values in the city on the 2022 cadastral survey, though the survey grouping covers sub-sectors of very different value. No current built-price index exists for Santiago.

A hillside urbanisation east of the city, on high ground looking over the Valle del Cibao. Custom detached villas on large plots, and over the last few years the densest concentration of new luxury towers in Santiago, with private rooftop gardens, heated pools, wine cellars and screening rooms among the specifications. Controlled access and private security throughout. Business owners, senior professionals and diaspora buyers. Note that Santiago also has a separate and quite different sector simply called Gurabo, so exactness matters in an address here.

Jointly the highest land value of any sub-sector on the 2022 cadastral survey. No current built-price index exists for Santiago.

Dense, vertical and walkable, wrapped around the Monumento a los Héroes de la Restauración. Towers with full amenity packages have gone up steadily over the past three years, in unit sizes from around 80 square metres to open-plan floors above 450. The densest concentration of restaurants, luxury retail and specialist clinics in Santiago sits at street level, and this is the strongest short-stay rental sector in the city.

Named in local property guides as the reference address for residential luxury in Santiago. Large plots, tree-lined streets, private security, and fast access to the Cibao international airport. Where Cerros de Gurabo has gone vertical, this has not.

The 2022 cadastral survey values its sub-sectors across a wide band. Quote the sub-sector, never the district.

Laid out in 1963 and now thoroughly mixed: roughly three fifths of its parcels are residential, a fifth commercial, the rest mixed use. Older single-family homes stand alongside newer mid-rise. The Parque Metropolitano, the Estadio Cibao and Colinas Mall are all within it or on its edge, with Salvador Estrella Sadhalá running through. It covers sub-sectors of quite different character and value, so the district name alone says less than the street does.

Street frontage drives value here far more than district. The 2022 cadastral survey puts Calle El Sol at the top of the city.

The old commercial core, where frontage on the principal streets carries a marked premium over the surrounding blocks. Calle El Sol is the most valuable street in the city on the cadastral survey. More commercial than residential, and priced accordingly.
